I do not believe any loss of gear oil is a problem with that seal. Mine did not leak any oil it just smelled really bad.

I had the exact same problem and it turned out to be the seal where the shifter goes into transmission. Had to remove shifter nobs, the plastic piece with the pleather boots, under that had to remove rubber cover. Then you can see the tranny from inside the vehicle.
